Keep the source meanings

A current tax-lot observation, an assessment and a recorded-sale entry answer different questions.

Parcel identity

Exact NYC borough, block and lot; non-condominium parcels only. No address match, title, ownership or historical split/merge inference.

Tax assessment

Source-assessed land and total amounts in USD. Tax year, roll phase and assessment date remain unknown. These are not tax bills, market estimates or AVMs.

Tax-purpose market estimate

One current-year DOF final-roll market value for an A1 parcel. Source roll year has year precision; extraction date is separate. Not a private AVM, current asking price or appraisal.

Recorded sale

One newest source-reported A1 one-family sale entry. Date precision is day. Zero cash consideration stays explicit; no arm’s-length, whole-parcel allocation or complete-history claim.

Source contracts, credits and retention

Contact us
Which requests fetch the source?

Parcel resolution, recorded-sale lookup and tax-roll market valuation each cost 50 credits and make one metadata query and one bounded data query. Retained property, record and assessment reads cost 1 credit. Errors and existing idempotent replays cost zero.

What is retained?

Property selectors and PLUTO snapshots are private to your account for 24 hours. Existing 7-day idempotency replay returns a previous response snapshot and may outlive selector retention.

Are all property endpoints enabled?

NYC listing association and comparables remain unavailable. A separate tax-purpose market estimate is supported for A1 parcels. Zillow property/listing association uses a separate source-scoped contract. Owner names, contacts, exact addresses and geometry are omitted. These public-record observations do not establish title, tax balances or current ownership.
